Offering Model
A Commissioned Compute-Ready Building Without the Greenfield Burden.
The Powered Shell Model gives customers a faster path to dedicated infrastructure by delivering a building, power path, cooling scope, network demarcation, and commissioning package through the campus platform. The customer installs and operates IT equipment inside an environment designed for high-load compute.

What We Deliver
A Building With the Critical Interfaces Already Resolved.
A Powered Shell is not a bare building with conduit. It is a commissioned compute infrastructure environment — power tested, cooling at setpoint, network demarcation ready — before IT equipment arrives.
Pre-Engineered Building, Ready for IT.
We deliver a pre-engineered steel building purpose-designed for compute workloads — slab, steel, roof, HVAC rough-in, and internal wall layouts configured for your deployment. Building design is coordinated with campus infrastructure from the start. You do not inherit a generic industrial box.
- Pre-engineered steel construction
- Slab, structure, and envelope complete
- Interior layout matched to compute pod design
- Raised floor or slab-level options
- Loading docks and equipment access cutouts
- Coordinated with campus master plan
Commissioned Power Infrastructure, Switchgear to PDU.
We deliver the full campus-to-rack power path from the campus MV delivery point through your building switchgear, UPS, and PDU infrastructure — commissioned and tested before your first piece of IT equipment arrives. You receive A and B live power paths ready for dual-corded loads.
- MV feed from campus ring to building transformer
- Switchgear, UPS A and B installed and commissioned
- PDU infrastructure per pod layout
- N+1 UPS standard, 2N available
- Power metering per tenant zone
- Both feeds live on delivery
Cooling Infrastructure Roughed In and Commissioned.
Cooling modules matched to your power density are installed, commissioned, and tested as part of the shell delivery. N+1 minimum redundancy standard. High-density liquid cooling rough-in is available for AI and HPC deployments. You bring IT equipment; cooling capacity is already proven.
- Prefabricated cooling modules installed and tested
- N+1 redundancy standard
- CRAC/CRAH and economizer configurations available
- Liquid cooling rough-in for 30 kW+ deployments
- Integrated with campus operations monitoring
- Thermal performance validated at delivery
Conduit, Fiber Backbone, and Campus Demarcation.
Structured cabling conduit, intra-building fiber backbone, and campus network demarcation are included in the shell. Your network equipment installs into a ready infrastructure. Carrier-neutral connectivity is available from the campus meet-me room. You configure; we have the pathways ready.
- Campus network demarcation to building MDF
- Intra-building fiber backbone installed
- Structured cabling conduit throughout
- Carrier-neutral campus connectivity access
- OT/IT segmentation conduit separation
- Network requirements documented at scoping
How It Fits In
The Middle Ground Between Colocation and Greenfield Development.
Powered Shell is for customers who want dedicated control without managing the full development stack. The campus platform handles the building and critical infrastructure delivery. The customer brings IT equipment, operational standards, and workload requirements into a commissioned environment.
You arrive at a commissioned building. Power paths are live. Cooling is at setpoint. Conduit and fiber are run. Handover documentation is complete. You start installation — not managing electricians, commissioning agents, and cable contractors.
vs. Turnkey Colocation
Colocation means your equipment lives in our building and our infrastructure. Powered Shell means we hand you a commissioned building and the infrastructure inside it is yours to operate independently.
vs. Powered Land
Powered Land gives you a parcel and campus power delivery to your boundary — you build everything inside. Powered Shell skips the construction phase entirely; you receive a commissioned, IT-ready building.
vs. Greenfield Build-to-Suit
A traditional build-to-suit takes years and requires you to manage construction. We deliver a Powered Shell with all campus interfaces pre-resolved — faster, with less coordination burden on your team.
One Construction Coordinator
You deal with us. We manage the build, campus interface, commissioning, and handover documentation.
Delivery Process
From Spec to IT-Ready Handover
A structured delivery program from requirements scoping to commissioned handover — you know exactly what you are getting and when.
01
Requirements Scoping
Power density, pod layout, cooling approach, connectivity requirements, and intended workload. We design the shell around your spec.
02
Shell Agreement
Commercial terms covering construction, power delivery, infrastructure scope, commissioning standards, and handover criteria.
03
Design and Engineering
Pre-engineered building design, electrical engineering, cooling module sizing, and network infrastructure design — coordinated with campus master plan.
04
Construction and Installation
Building construction, power infrastructure installation, cooling module installation, structured cabling, and fiber backbone — all under one coordinated program.
05
Commissioning and Testing
Full commissioning of power, cooling, and network infrastructure. Both power paths tested live. Thermal performance validated. Network demarcation tested.
06
IT-Ready Handover
We deliver a commissioned, documented building. You begin IT equipment installation with both power feeds live, cooling at setpoint, and network infrastructure ready.
